«I came back and the water was green»
It is the most common thing we hear from owners who are not here all year, and the cause is almost always the same: the winterising did not match the number of months the pool was going to be left alone.
Closing a pool for two months and closing it for six are two different jobs. Done properly it means: treatment sized to the actual period, the level dropped below the skimmers if it is a true winterisation, the waterline protected, the filtration left running on a timer — even a few hours a day — and a cover if possible.
A pool left with the water completely still for months recovers far worse than one that kept moving. And recovering green water is nearly always cheaper than emptying and refilling — which on this coast, at what water costs, matters.

Is it leaking, or is it evaporation?
Before anyone starts looking for a leak, do the bucket test. Fill a bucket with pool water, stand it half submerged on a step, and mark the level inside and outside. Wait 48 hours with the filtration on its normal cycle.
If the pool has dropped more than the bucket, there is a leak. If both dropped the same, it is evaporation — which in a south-eastern summer is considerable and frightens a lot of people for nothing.

What we do
- Regular maintenance — water analysis, dosing, cleaning, filter backwash, checking the plant.
- Opening and closing for the season, sized to the months the pool will be unused.
- Filtration and plant room — sand filters, pumps, valves, chlorinators and salt systems.
- Leak repair — skimmers, returns, lights, pipework and shell.
- Recovering green water rather than emptying, wherever it is possible.
- Communal pools for urbanisations, with itemised quotes.

If you rent the property out
Pool problems in a holiday let are not a maintenance issue, they are a review issue. A guest arriving to cloudy water writes about it. Scheduled maintenance through the season, with a written record of each visit, is what keeps that from happening — and gives you something to show the guest if they ask.
