Inland villas, tanks and pressure
A lot of the foreign-owned property here is not on the seafront but spread across urbanisations set back from it — Camposol being the obvious example — and across campo properties with land around them.
That brings a particular set of jobs. Supply that arrives with low pressure or intermittently, which means a storage tank plus a pressure set: the tank fills when there is supply, and the pump gives you steady pressure indoors. Long buried runs between the meter and the house, where a leak shows up as a water bill rather than a damp patch. And irrigation that quietly runs all night.
One diagnostic worth knowing here, because it saves people a lot of money: if your pump starts and stops every few seconds, it is almost never the pump. It is the pressure vessel — the metal cylinder beside it — having lost its air charge or split its membrane. Often it is a recharge, not a replacement. Left alone, those short cycles do destroy the motor.
What we are called out for here
- Hidden water leaks — located with acoustic equipment, thermal imaging and tracer gas. We open the exact point, not half the floor.
- Air conditioning — servicing, repair and installation. F-Gas certified. If it needs re-gassing every year, you have a leak.
- Pools — maintenance, filtration, leak repair, and opening and closing for the season.
- Plumbing — water heaters, pressure problems, repiping, taps and waste.
- Bathroom refurbishment, with the pipework done properly behind the tiles.
If the property is empty part of the year

And the one thing worth more than the rest of the list put together: close the main stopcock when you leave. A leak running for four months in an empty house is the most expensive thing that can happen to a property.
