Home Service areas Mazarrón

Mazarrón, Puerto de Mazarrón, Bolnuevo, Isla Plana and the coastal urbanisations. We work here often: we are half an hour away in Totana.

Mazarrón is coast, and on the coast the work has two peculiarities that do not exist inland: most properties are not occupied all year, and salt eats the installations. Both change a good deal about how things have to be done.

A house closed half the year

A property that spends months unused does not deteriorate from being used: it deteriorates from not being used. What we most often find on opening a house up after the winter:

  • Dry traps, letting the smell of the drains through the whole property. It is solved in a minute, but it is alarming to arrive to.
  • Water heaters with the anode consumed and cloudy water for the first few minutes.
  • A green pool, because the winter treatment did not suit the number of months it was going to be left alone.
  • Air conditioning that will not start, or that has lost gas over the idle months.
  • Leaks that have been running for months without anyone seeing them, with the water bill to match.

Nearly all of it is avoided with a start-up service before you arrive, which is what we are asked for most here: we go a few days ahead and leave the water, the heater, the air conditioning and the pool running and checked, and if something is broken you are told in time to decide.

Salt

In Puerto de Mazarrón, Bolnuevo or Isla Plana, anything metal left outdoors lives in a permanently saline atmosphere. We see it above all on the outdoor unit of the air conditioning: the coil corrodes, the unit loses performance and it fails considerably earlier than the manufacturer says. Also on pool pumps, pressure sets and the fixings in plant rooms.

It cannot be eliminated, but it can be pushed back a long way: by choosing equipment with anti-corrosion treatment, siting it as sheltered from the sea wind as possible, and rinsing the coil once a year. It is the difference between replacing the air conditioning every four years or every twelve. More on air conditioning.

Swimming pools

It is the flagship service in this area. Maintenance while you are away with a report and photographs from each visit, recovery of green water, pump and filter replacement, and leak repair in the shell, skimmers and buried pipework.

One useful warning: if your pool loses more level than evaporation explains — and here in summer that is a lot — you have a leak. The bucket test settles it within 48 hours, and we explain it on the swimming pools page.

If you do not live here

We work with non-resident owners as a matter of routine. A fixed written price before anything is touched; photographs of what we find and of what we leave done; a report and an invoice every time; and we get in with whoever you say — a key you leave, a neighbour, the administrator or whoever looks after the house. If something unforeseen appears once it is open, we stop and ask you before going on.

What we do here

Hours and nearby areas

Monday to Friday 8:00–18:00 and Saturday 9:00–14:00. We attend emergencies. In high season it is worth giving us some notice, because emergencies all bunch up in summer.

We also work in Águilas, the Mar Menor and Cartagena and the southern Costa Blanca.

Coming out to your place in Mazarrón soon? Give us the date and we will have it ready: water, heater, air conditioning and pool all checked.

Frequently asked questions

I arrive in two weeks. Can you have the house ready for me?

Yes, it is what we are asked for most here. We agree the date, go a few days ahead and leave the water, the heater, the air conditioning and the pool running and checked. If something is broken you are told in time to decide without rushing.

It smells of drains when I open the house. Is that serious?

Almost never. It is usually that the traps have dried out over the unused months and are letting the smell of the drains through. It is solved by running water through every waste, including the ones you never use. If it still smells after that, then it does need looking at.

How often does the pool need attention if I am not there?

It depends on the season and on whether it is covered, but broadly a visit every one or two weeks in season and rather less often in winter. What matters is not the frequency but that the winterising treatment suits the number of months it will be left alone.

My air conditioning lasts no time at all here. Why?

Salt. The coil of the outdoor unit corrodes in a marine atmosphere and the unit loses performance until it fails. It is extended a great deal by choosing equipment with anti-corrosion treatment, siting it out of the sea wind and rinsing the coil once a year.

Can you let me know if you see anything odd in the house?

Yes. When we go in we document what we find with photographs, and if there is something you were not expecting — damp, a unit that will not start, the meter turning — we tell you before doing anything, with a price for putting it right.
